Investment on Land

I appreciate your efforts to secure future financial needs by investment. Investment is a part of good financial discipline.

Investment is always a good idea if properly planned. What I meant by "Properly Planned" is it should give promising returns and should be easily monetize in a socially acceptable way. 

In-movable assets like a plot of land or a flat in a apartment can give promising return in a time frame but cannot be easily monetize in emergency.You are looking options in this in-movable assets category. 

So, by putting investment here, means one should not look this as emergency rescue fund, in spite one should look this as an investment for meeting the planned future expenses (such a for setting up a business or for new home etc.).

I believe you would need to avail the support of a bank because many of the builders or developers will provide the EMI scheme trough bankers only. 

To the extent I know the home loan (issued to buy both plot and flat subjected to different criteria by different banks) offered by most of the banks has an interest rate anywhere from 6.70 to 7.30, beyond this range is unnecessary at this point of time.

One can choose EMI period from 5 to 10 years on convenience. Ideally it's between 7 and 10 years. It is also a matter of fact that with increase in EMI period one has to pay more interest amount.

If you take a flat in a apartment, it will generate monthly income. This income can be used to pay the EMI without taking any thing from your pocket. However we should consider the fact that due to covid the rents are low, so you have to put some out of pocket expenditure for some time which will not over burdened you if you find tenants.

If you take a plot area it may become as a liability until you monetize. It may not generate any monthly or annual income, more over you have to seen its maintenance(which might be small yet significant atleast once in a year). However it has its own benefits if plot is in a area of demand.

You may have various reasons to take this decision, but before you proceed please consider the above mentioned points then compare with various other argument and proceed

I would have given you my suggestion if you have told me what is "not costly" "reputed" venture residential plot means and reasons to drop the option of apartment flat, straight away with out troubling you to read this email.
